Since our incorporation in 1988, W.P.J. McCarthy and Company Ltd. has focused its professional activities on property development, real estate management, and consulting. As the owners and managers of one of the region’s largest privately owned real estate portfolios, we have grown our own business by concentrating on professionalism and sound business and real estate judgment and practices. COMMERCIAL PROPERTY MANAGEMENT

We are experts in all aspects of commercial, retail, and industrial property management. Our experience has been achieved by the management of our own portfolio, and through completing accreditation as Certified Property Managers (CPM). W.P.J. McCarthy and Company Ltd. is one of only two Accredited Management Organization (AMO) firm in Canada, and the only privately owned AMO firm. The Accredited Management Organization designation is the highest level of certification a professional real estate firm can achieve. (It is awarded by the Institute of Real Estate Management to those firms with Certified Property Managers on staff, and who have met a rigid qualification standard and portfolio size). Our company was first awarded its AMO designation in 1991, making it one of the longest continuously operating firms in the world. There are only 525 AMO firms worldwide

CONTRACT NEGOTIATIONS AND DRAFTING

Our company has extensive expertise in real estate contract drafting. We have also negotiated, written and concluded thousands of real estate agreements on an assortment of projects and assignments. Diligent and fair negotiation and the quality writing and drafting of the terms and conditions of the agreement are critical for successful in real estate transactions. In addition to our own expertise, we also work extensively with and direct lawyers and accountants through projects.

FEASIBILITY STUDIES

Prior to the commencement of any project, and the commitment of funds and other resources, it is critical to properly and objectively analyze the topic at hand. This is the time to ensure that the project can succeed, or if it should be amended or postponed. As our firm regularly engages our own resources and finances, we respect and understand how important our clients’ resources are. Our opinions and conclusions are based upon our analysis of the facts, the opportunities presented and the risk and reward involved and our extensive experience and expertise.

LEASE NEGOTIATIONS AND TENANT REPRESENTATION

As both Landlords and Tenant representatives, our firm has the unique perspective of analyzing lease transactions from both sides. By understanding what motivates the Landlord, and what is required by the Tenant, we are able to structure lease negotiations and agreements which are fair and equitable to both parties who ultimately are business partners. Having concluded over 5,000 leases, we are experts in the lease process from start to finish. Both William McCarthy and Anthony Wagner are Certified Lease Officers (two of only 100 in Canada, and Mr. McCarthy is the author and instructor of the two leasing textbooks utilized by the Real Estate Institute of Canada).

PROJECT DESIGN AND CONSTRUCTION MANAGEMENT

Our company is well experienced in an assortment of real estate construction and management practices and principles. In addition to having extensive design experience, we also are able to prepare plans which are functional, practical, and cost effective while still providing those design elements important to the parties involved. We work regularly with a wide range of respected architects, construction contractors, subtrades, and suppliers. We are experts at facilitating and coordinating the process from design, to construction management, to completion.

McCarthy and Company Ltd. is a licensed real estate agency which maintains membership in the Greater Vancouver Real Estate Board, the British Columbia Real Estate Association and the Canadian Real Estate Association. As licensed agents and licensed salespeople, our firm are able to list and sell properties, and to advise on all aspects of these transactions. We offer objective and sound advice and recommendations with regards to both the purchasing of real estate and the selling of assets. We are also experts at drafting sale and purchase agreements and how to ensure the client’s interests are always paramount during this process.
